5/30: Looking for Land to Host Electronic music festivals (Santa Barbara )

I am looking for private land to throw all night and day parties in the S.B area, (or within 40 miles) for gatherings up to 200 people. This would be run by an older crowd of people. All of us are in our late twenties and up to our 40s. I say this because, we are going for a spiritual style gathering rather than just some rave with no meaning. We are all way beyond that.
This land would need to have a front gate to restrict unwanted visitors, no surrounding neighbors as the music will be loud, spots for open parking, space to set up a small stage possibly and plenty flat room to dance, open areas for a few tents, and space for porto potties, if ever needed. The land would be highly respected and fully cleaned after each event by us.
The person would have to be open minded to the electronic music scene and the crowd it entails.
These parties would not be for profit, in fact any profit will always be donated. We would be willing, obviously to pay the land owner for its use.
I just figure we could be enjoying amazing the S.B surroundings with others and have memories that will keep us smiling.
