<description><![CDATA[AVAILABLE NOW - This is a 389 sq foot ground level studio is in a great affordable housing condo complex. Its perfect for one person or a couple. It has a full kitchen and a full bathroom complete with tub. There is a nice sized private covered porch that always gets a little sun throughout the year. There is a closet inside and one on the porch for hanging your clothes and extra storage. This is a small place and if you have never lived in a studio before it takes some getting used to. My wife and I lived here for 5 years total and we totally loved having a small place until we had two children - then it was way to small. The best part about the unit is the area its in. It is nestled down near the creek in a canyon. There are huge open spaces around and its a dead end street so there is tons of wildlife and great little walks. A lot of the tenants are older so you don't really see people that much and it is super quiet. There is a covered car port and plenty off street parking. There is a community park with basketball court and an overall park like setting. <br>
<br>
Heres the catch: This is an affordable housing condo and it is for sale. The renter would need to be able to grant access to the property to prospective buyers with a 24 hour notice. It would be a month to month lease and we would each be required to give a 30 day notice. $1000 deposit. <br>
<br>
But hey, why just rent the place when you could buy it and take advantage of the $8000 first time home buyers credit! That would pretty much cover your mortgage payments and property tax for the first year! You would be out of pocket only the association fee which is $237/month right now. With a mortgage rate of around 5%, and lets say, 20% down, I used a mortgage calculator and including property tax and the association fee and all the other little BS you could get out paying around $850. The market rate for a condo like this is probably closer to $1000, not to mention you can write off the interest which is around $540/month. Also the property changes value with the median county income so it will likely appreciate if you hold if for any length of time. As you pay off your principle your monthly payment gets lower and lower. <br>
Any prospect would need to meet the Santa Barbara County Affordable Housing Income Limits to purchase the unit. Please see their website for details and limitations: <a href="http://www.countyofsb.org/housing/."  rel="nofollow">http://www.countyofsb.org/housing/.</a> This particular studio is in now in the "lower moderate" level for a 1 to 2 person household. Basically that means that one person can't make more then $49,300 and two not more then $56,300. <br>

We want to sell it and/or rent it immediately. I have an extremely busy schedule with 2 jobs and 2 kids and a dog and a wife and all that stuff so I can only meet prospects on Saturday, November 7th from 9 - 10:30 am. Also, our last renters left in short notice so there are a couple little things that need to be done like clean the carpets and a little more general cleaning. If someone wants it as is and take care of those things that would help in my decision process. ]]></description>

Take a left across the tracks and in less than a minute you get to the access to the Hammonds Meadow/Sea Meadow little-known (but public) rear entrance. Go right and you arrive at the Biltmore, where Olive Mill Road becomes Channel Drive. <br>

When you get back from the beach, theres a nice outdoor shower with drain, just inside your rear gate. The landscaping also includes newer wooden fencing (with front and rear latching and lockable gates) that completely encloses the side and rear garden areas, two fountains, multiple electrical outlets, a state of the art Hunter drip system, and FX low voltage lighting. A partial list of plants includes ficus, fern, flowered ice plant, sage, rosemary, asparagus, camellia, sage, bougainvillea, queen and date palms, bird of paradise, orange, lemon, olive trees and, in addition to the many trees and other plants, there is a healthy, grape vine at the bedroom end of the house. The bright green grass is Marathon 2. <br>
